Hi neighbors, I'm Shannon living on Mendell Pl. Yesterday, the intake line on our upper washer snapped while I was at work. By the time I got home, water had soaked through the subfloor and brought down a section of our kitchen ceiling.

Insurance won’t cover the immediate dry-out because of an appliance line clause, and the emergency plumber/mitigation crew needs $2,800 upfront to cut the wet drywall and set up commercial dryers before black mold sets in.
